Deciding on sustainable, environmentally efficient construction is no longer simply a question of conscience as the Government is putting in place strategies that will aim to reduce greenhouse gas emissions. A SAP assessment is required, to demonstrate the energy efficiency and Carbon Index of a new dwelling. It is required in order to demonstrate compliance with Building Regulations Part L1A. SAP rating forms part of the design and should be undertaken before any final specifications are agreed by the builder. Dwellings using an expensive form of energy, such as mains electricity, will be rated lower. “Our latest development of two units in Bournemouth required an installation of a 600w PV system to obtain the regulatory SAP calculations. The very simple PV installation included three panels on the roof and a small Soladin 600 inverter that fitted neatly under the stairs alongside the consumer unit. The panels can be installed with a liner tray for an ‘in roof’ finish saving an area of roof tiling. The full install costs was just over £2000. This allowed a gas boiler to be installed rather than an air source heat pump, also there were more savings in a lesser requirement of insulation not to mention our ability to sell the property for an additional £2500 more than a house without the PV.The purchaser gets the benefit of a feed-in-tariff paid to them for a 20 year period plus a reduction in their electric bill whilst the PV panels are producing electricity. This is clearly an obvious benefit to all developers and we would be keen to offer our advice and service to all other builders and developers.”
