Why Flat Roof Solar Needs Special Attention

Flat roofs are one of the most common locations for commercial solar PV installations. Their wide, accessible surface areas offer excellent solar potential, especially on schools, council buildings, warehouses, and office blocks. But maintaining solar PV on a flat roof brings its own set of responsibilities. Fire safety and RC62 compliance

Flat roof systems are subject to specific fire risk guidance under RC62. This includes the requirement for one-metre fire breaks every 40 metres of continuous array, proper cable containment, visible and accessible DC isolators, and the avoidance of any obstruction to escape routes or roof hatches. During servicing, we check for spacing compliance, identify cable routing issues, and inspect for signs of heat damage or fire risk. We also fit ArcBox enclosures as standard on all manmade DC joints in our installations. These compact enclosures contain and extinguish electrical arcs, significantly reducing fire risk, and can be retrofitted to older systems for additional safety.

Safe access and working at height

Many flat roofs were not originally designed for regular access. Some may lack fixed edge protection or suitable access routes, which poses a risk to maintenance personnel. As part of our servicing, PV Plus carries out site-specific risk assessments and ensures appropriate access controls are in place. Where required, we use temporary edge protection or personal fall arrest systems and will advise clients if access upgrades are necessary for long-term maintenance.

Drainage and roof condition

Ballasted systems often sit directly on the roof membrane, which means that any movement or settlement can lead to ponding or damage. During a maintenance visit, we check for blocked drainage outlets, standing water, signs of membrane wear, and structural stress around mounting points or ballast trays. We also flag any issues that may require further inspection by your roofing contractor.

Soiling, fouling, and vegetation

Flat roof systems can accumulate more dirt, moss, or bird fouling than pitched systems, particularly in urban, coastal, or tree-covered areas. This affects system performance. While PV Plus does not offer panel cleaning in-house, we assess soiling levels during service visits and recommend when cleaning may be beneficial. We can refer clients to reputable local contractors and advise on safe cleaning methods and access.

How often should flat roof systems be maintained?

As a minimum, flat roof systems should be professionally inspected once a year. Some sites may benefit from more frequent checks, particularly if they are large, high-profile, or located on public buildings. Systems without remote monitoring, or with older inverters, may also require closer attention.
